ERA International is a real-estate market organization with a network of 100+ offices that are independently owned by 40+ franchise takers.

Many franchise organizations like ERA struggle to find the right balance between local entrepreneurship and running a consistent ‘global’ brand. Within ERA specifically, each and every franchisee has a different housing portfolio and sells houses in different regions. You can imagine this isn’t easy to manage centrally.

ERA national challenged us to automatically create individual campaigns for each and every one of these brokers. We ended up creating a system in which every independent broker:

 

  • Only advertises in areas they have house listings in;
  • Only advertises on keywords for areas that have active listings in;
  • Spends only as much as he is willing to spend on ads;
  • Re-engages visitors with dynamic ads that actively up- and cross-sell.
